Most Austin-area homes built after 1990 use torsion springs — the single coiled spring mounted horizontally on a metal shaft directly above the door. They’re stronger, last longer, and are safer when they fail. If you look above your garage door and see one thick coil running across the top, that’s a torsion spring.
Older homes and lighter doors sometimes use extension springs — a pair of springs that run along the horizontal tracks on either side of the door. They stretch and contract as the door moves. They’re more common on single-car doors and tend to wear faster.
Single coil above the door on a center shaft. Most common in Austin-area homes. Stronger, smoother, longer lifespan. The loud bang when it breaks is unmistakable.
Pair of springs along the side tracks. Common on older or lighter doors. Stretch instead of twist. Usually snap with less drama — but still dangerous to replace yourself.
