ROLL

Rollers

10 rollers per door on average. Nylon rollers are quiet; steel rollers are loud. We swap them as part of the tune-up if yours are steel.

LUBE

Lubrication

Hinges, springs, and bearing brackets. We use Clopay-spec silicone-based lube. Not WD-40. Never WD-40. WD-40 makes it worse.

BAL

Balance & tension

A balanced door floats at any height when you disconnect the opener. Imbalanced doors burn out openers. We adjust spring tension to spec.

Our process, step by step.

  • 01 — Visual inspection. We walk the door — tracks, springs, cables, opener arm. We flag anything sketchy. You always see the issue before we do anything.
  • 02 — Roller swap. If you have steel rollers, we swap to 13-ball nylon rollers. Quieter, longer-lasting. Included in the contact us for pricing.
  • 03 — Lube & tighten. Every hinge, every bearing, every spring coil. We torque the lag bolts that hold your tracks — they vibrate loose over time.
  • 04 — Balance test. We pull the opener release and lift the door by hand. Done right, you can lift a 250-lb door with two fingers. We tune until that’s true.

Once a year for most homes. If you have a detached/unconditioned garage with bigger temperature swings, twice a year is better.
