Can You Convert Two Garage Doors Into One With a Room Above the Garage in Austin TX

Two single garage doors with a center post on an Austin-area home, before a two-to-one conversion — Edge Garage Doors

Yes — you can convert two garage doors into one even with a bedroom or bonus room above the garage. The room above doesn’t change the answer; it changes the beam. That center post is holding up a floor as well as the roof, so it gets shored, removed, and replaced with a header beam sized for the room above — usually engineered, often steel, always permitted and inspected. Edge handles all of it and gives you one written price before anything is ordered.

From a recent Edge job: In South Austin, we replaced two single doors and the center post between them with one wide double door (2026). Roof or room overhead, every Edge conversion starts the same way — we look at what sits above the opening before we quote, because that is what sizes the beam.

Can you convert two garage doors into one if there’s a bedroom above the garage?

Yes. It is one of the most common versions of the question we get, because so many Austin-area two-story homes put a bedroom, game room or bonus room right over the garage. People read that the post is load-bearing, picture the room above it, and decide the whole idea is off the table. It isn’t.

What a room above changes is the work behind the wall, not whether it can be done:

  • A bigger header beam. The beam has to carry a floor, the furniture and people on it, the walls of that room and the roof — not just a roof. That usually means steel or a deeper engineered beam.
  • An engineer’s design. With living space above, the beam typically comes from a Texas-licensed structural engineer’s stamped design rather than a span table. It is a normal, budgeted line — see does a conversion need a structural engineer.
  • More shoring. The ceiling and the floor above are supported on temporary walls before the post is touched.
  • Sometimes a second day. Most conversions finish in one day. A heavy beam under a second story can run into a second — we tell you up front. More in how long a 2-to-1 conversion takes.

Is the center post load-bearing if there’s a room over the garage?

Almost always — and more so than on a single-story garage. On a roof-only wall, the post helps carry part of the roof. With a room above, it is also carrying floor joists that bear on that wall, plus everything on top of them. That is why you can’t just cut it out, and it is also why the fear is bigger than the job: replacing a load-bearing post with a beam is routine structural work. The load has to go somewhere; the beam is where it goes.

How the beam is sized — span, load above, which way the framing runs, and what the ends bear on — is covered in detail in what size header beam you need. The short version: two 16-ft openings on the same street can need very different beams if one has a bedroom over it.

Will removing the post make the floor above sag or crack?

This is the real worry behind the question — a bouncy floor in the kids’ room, a crack over the door, a roof line that drifts. Here is what prevents it, in order:

StepWhat happensWhy it keeps the room still
1. Look aboveWe check what the wall carries — roof, floor, which way the joists runThe beam is sized to the real load, not a guess
2. Shore it firstTemporary walls go under the ceiling and floor aboveNothing moves while the post is out
3. Set the beamThe header goes in on solid bearing at each end of the new openingThe load has a straight path down to the foundation
4. Inspect itThe permit’s framing inspection checks the beam and connectionsSomeone other than the installer signs off before the wall is closed

A wrong beam doesn’t fail on day one — it sags slowly. That is the whole argument for doing it permitted and to a design. Details on the paperwork in do you need a permit for a conversion, and on the post itself in can you remove the post between two garage doors.

Does a room above the garage make a 2-to-1 conversion cost more?

Yes — the structural side. We’d rather say that plainly than have you find out later. The price has two parts:

  • The door. Same either way. A new double door installed starts at $1,650, and moves up with insulation, windows and style.
  • The structure. Shoring, removing the post, the beam, the bearing, the finish, the permit — and with a room above, usually a heavier beam and an engineer’s stamp. That part is quoted on site because it depends on your wall.

The 60-second estimator on our two-to-one conversion page asks whether there is living space or a bedroom above the garage and adjusts the ballpark for it. Then we measure and give you one exact written price. The full breakdown is in how much a 2-to-1 conversion costs, and what that written price should list is in what’s included in a conversion quote.

When a room above is a reason to wait — honestly

Rarely, but it happens. If the room above is mid-remodel, or there is already a sag or crack over the doors, the structure should be looked at first — sometimes that is a separate fix before any conversion. And if your truck fits, you don’t clip the post, and you only want the front of the house to look newer, two new single doors cost a lot less and don’t touch the structure at all. Is a 2-to-1 conversion worth it walks through that trade-off.

Room above the garage — FAQs

Can you convert two garage doors into one if there’s a bedroom above the garage?

Yes. A bedroom, game room or bonus room over the garage doesn’t rule out a 2-to-1 conversion — it changes the beam, not the answer. The center post is carrying that floor, so the ceiling and the floor above are shored first, the post comes out, and a header beam sized for the room above takes the load. It is usually a stamped engineer’s design, it is permitted and inspected, and at Edge it is all on one written price before anything is ordered.

Is the center post load-bearing if there’s a room over the garage?

Almost always, yes — and more so than on a roof-only garage. With living space above, the post helps carry the floor, everything on it, the walls of that room and the roof. That is routine to replace. It just means the beam that takes over is bigger, often steel, and sized from the actual load rather than guessed.

Will removing the post make the floor above sag or crack?

Not when it’s done right. The floor above is shored before the post is touched, the new beam is set on solid bearing at each end, and the framing inspection checks the beam and connections before the wall is closed. A beam that is sized to the load is what keeps the room above still — which is exactly why it should never be eyeballed.

Does a room above the garage make a 2-to-1 conversion cost more?

Yes, the structural side costs more — a heavier load usually means a bigger or steel beam, an engineer’s design, more shoring and sometimes a second day on site. The door side doesn’t change: a new double door installed starts at $1,650. The structural work is quoted after we see your wall, and you get one combined written price up front, with 0% APR financing available on qualifying jobs.

A bigger beam doesn’t have to mean paying all at once. Edge is one of the few local garage door companies offering 0% APR financing for qualified buyers (660+ credit) through Hearth on qualifying jobs — checking your rate won’t affect your credit. See payment options →
